This course will provide students with an overview of the small scale development process. From a leading industry expert, students will learn how to break down the barriers to becoming a successful real estate developer at any stage of their career.

Learner Outcomes

  • Understand the definition of small scale development versus large scale development
  • Develop an working knowledge of the San Diego Municipal Code
  • Learn how to create a basic development proforma, construction budget, and partnership waterfall model
  • Develop an appropriate design strategy based on site constraints, zoning, and construction costs
  • Understand how a project is designed from conceptual design to construction drawings by a licensed architect
  • Learn how to hire the right team of design consultants, subcontractors and general contractors
  • Gain insights on how to negotiate property acquisitions to minimize risk and maximize leverage
  • Understand the different sources of debt and equity
